• ROI comparison: A unit with AED 70/sqft SC vs AED 14/sqft on a 1,500 sqft apartment = AED 84,000 difference in annual expenses — that's often more than one month's rent.
• Objection handling: When a client hesitates on price, show them the SC comparison — a cheaper building with high SC may cost more annually than a pricier building with low SC.
• Yield accuracy: Always subtract service charges when showing net yield. Gross yield can be misleading without this context.
• Hotel-branded residences: Ultra SC ratings are common (AED 38–70) because they include concierge, pools, gym, security. Factor into rental income potential (STR may offset).
